Test Fit
A Test Fit is a pre-design service that answers the question, "what are the possibilities?" It provides a rudimentary analysis of the property and gives a breakdown of design suggestions for the use of the property or space.

Feasibility Study
A Feasibility Study answers the question, "Legally, what can go here?" I research zoning, building codes, local codes including HOA by laws and I look at the existing versus desired to determine whether a proposed project can be legally built, and what challenges you may face while getting there. At the end of the study, you receive a report that details all of the information I find. Once you review, we'll meet and go over next steps.
How are Test Fits and Feasibility Studies Different?
While a Feasibility Study that focuses on code and zoning, a Test Fit details opportunities and constraints a program will face at a particular site. Test Fits do not require a Feasibility Study, so the result of a Test Fit may vary from what is allowed by the jurisdiction. The combination of these studies helps to provide a design direction for a project. This is ideal for deciding between properties or getting a professional opinion on a currently owned one.
